Project Overview
The owners of this 1930s semi-detached on Limpsfield Road had outgrown their separate kitchen and dining room and wanted a single open-plan space that connected to the garden. The existing kitchen was a narrow galley running along the side of the house, with a small dining room beyond it that was too dark to use comfortably.
We designed a wrap-around extension that extended 4.5m to the rear and infilled the side return, adding approximately 28 square metres of ground-floor space. The existing internal walls between the kitchen, dining room, and rear reception room were removed and replaced with two steel beams, creating one large L-shaped room. A set of 4m bi-fold doors across the rear wall opens the full width of the space onto a new paved patio.
The kitchen was installed along the side wall with a large central island housing the hob and a breakfast bar. Underfloor heating was laid throughout the new floor slab, and the existing radiators in the remaining ground-floor rooms were upgraded to match the new boiler. The exterior was finished in matching Ibstock brick with a flat roof and two roof lanterns for additional light.
The Challenge
The property sits on London clay, which is prone to movement, and a mature oak tree in the neighbour’s garden was within influencing distance of the new foundations. The side return was also narrower than typical at just 1.1m, requiring careful design to make the infill feel spacious rather than like a corridor.
The Solution
The structural engineer specified deeper foundations (1.8m rather than the standard 1m) with a compressible layer to accommodate clay heave near the tree. For the side return, we installed a full-length roof lantern that floods the narrow section with light, and the kitchen units were designed to wrap around the corner seamlessly so the narrow width reads as part of the larger room rather than a separate space.
