What we do

Some houses need more than a new kitchen or a loft conversion. They need gutting. Whether you've bought a run-down Victorian terrace in South Norwood that hasn't been touched since the 1970s, inherited a property in Thornton Heath that needs everything from rewiring to re-roofing, or you want to completely reconfigure a 1930s semi in Shirley, a full renovation is often the most practical and cost-effective approach. Do everything once, do it properly, and end up with a house that works exactly the way you want it to.

We manage whole-house renovations from start to finish. That typically includes structural alterations, full rewiring, new central heating and plumbing, new bathrooms and kitchen, replastering throughout, new flooring, new windows and doors where needed, decoration, and landscaping. We can also handle loft conversions and extensions as part of the same project, which is usually cheaper and less disruptive than doing them separately.

Period properties are something we particularly enjoy. Croydon has a huge stock of Victorian and Edwardian houses, many of which have had unsympathetic alterations over the decades — artexed ceilings hiding original cornicing, hardboard over panelled doors, 1980s fireplaces bodged into original surrounds. We’re experienced at stripping houses back carefully, restoring original features where possible, and marrying period character with modern living standards. Sash window refurbishment, cornice restoration, original floorboard sanding — it’s work that takes patience and skill, but the results are worth it.

Full property survey

We carry out a thorough survey of the property, checking structural condition, electrics, plumbing, drainage, damp, roof condition, and any existing defects. This gives us a complete picture of what needs doing.

Design and specification

We work with you to plan the new layout, specify finishes, and agree a scope of work. If structural alterations or extensions are involved, our architect produces drawings and we obtain any necessary planning approvals and Building Control submissions.

Strip-out

The property is carefully stripped back. We remove old kitchens, bathrooms, fitted furniture, ceilings, and floors as needed. Anything worth salvaging — original doors, fireplaces, floorboards — is set aside and protected.

Structural and first fix

Structural work comes first: steelwork, wall removals, new openings, underpinning if needed. Then first fix: rewiring, re-plumbing, new heating pipework, insulation, and any damp-proofing. All inspected by Building Control at each stage.

Second fix and fit-out

Plastering, flooring, bathrooms, kitchen, second fix electrics and plumbing, joinery (doors, skirting, architraves, any bespoke work), period feature restoration, and tiling.

Decoration and external works

Full decoration throughout, any external rendering or repointing, landscaping, and final snagging. We walk through every room with you before handover and address anything that isn’t right.

Typical costs

£80,000 – £200,000+

A full renovation of a three-bedroom Victorian terrace in Croydon typically costs £80,000–£130,000, depending on the condition of the property and the specification of the finish. Larger properties (four or five bedrooms) or those needing significant structural work, new roofing, or extensive damp treatment can reach £150,000–£200,000+. Adding a loft conversion or extension as part of the renovation increases costs but is substantially cheaper than doing them as separate projects later.

Typical timeline: 16–30 weeks depending on the size and condition of the property. A three-bedroom terrace in reasonable structural condition typically takes 16–20 weeks. Larger or more complex projects — especially those involving extensions, loft conversions, or significant structural alterations — can take 24–30 weeks. We produce a detailed programme at the start so you know what to expect.
