Project Overview

This mid-terrace on Oliver Avenue had been let as an HMO for over fifteen years and was in poor condition throughout. The new owners purchased it at auction and wanted a complete renovation that would restore the Victorian character while bringing everything up to modern standards. Every room needed attention: the electrics were a mix of rewires from different decades, the plumbing was a patchwork of lead, copper, and plastic, and the rear addition had serious damp penetration.

We stripped the house back to bare brick and started from scratch. The ground floor was reconfigured to create an open-plan kitchen-diner at the rear, with the original front reception room kept as a separate living room. Upstairs, a poorly partitioned box room was opened back up to its original size, and the bathroom was completely rebuilt. The loft was converted with a rear dormer to add a fourth bedroom with en-suite.

Throughout, we restored as much original fabric as we could: the hallway floor tiles were cleaned and re-laid, original cornicing was repaired, and three panelled doors that had been painted over were carefully stripped back to bare timber. The front bay window sashes were refurbished rather than replaced, keeping the property’s street presence intact.

The Challenge

The rear addition had significant rising damp and the timber floor joists were rotten for the first 600mm from the external wall. The original roof had been patched repeatedly and several rafters had woodworm damage. The property also sat on a sloped plot, complicating the drainage run for the new ground-floor layout.

The Solution

We installed a new damp-proof course and tanking system to the rear addition, replaced affected joists, and treated all accessible timbers. The roof was re-felted and re-battened with replacement rafters where needed, timed to coincide with the loft conversion scaffolding. The drainage was re-routed with a new manhole to accommodate the new kitchen position, approved by Thames Water.
