Site visit and feasibility

We visit your property, take measurements, discuss what you want to achieve, and give you a realistic idea of cost and timescale. We’ll flag anything that might complicate things — drains, boundaries, conservation area restrictions — before you spend a penny.

Design and planning

Our architectural designer draws up plans. If the work falls under Permitted Development, we’ll apply for a Lawful Development Certificate from Croydon Council for your peace of mind. If full planning is needed, we submit the application and manage it through to approval.

Structural engineering and Building Control

A structural engineer produces calculations for steelwork, foundations, and any load-bearing alterations. We submit a Building Control application so inspections are booked in at each stage.

Party Wall notices

If you share a boundary with neighbours, we coordinate the Party Wall process. In most cases neighbours consent quickly and no surveyor is needed, but we handle it either way.

Construction

Groundworks, foundations, steelwork, brickwork, roofing, windows and doors, first fix electrics and plumbing, plastering, second fix, decoration, and snagging. We keep you informed weekly and our site manager is on-hand throughout.

Completion and sign-off

Building Control carry out a final inspection and issue a Completion Certificate. We walk through the finished space with you, address any snags, and hand over all certificates and warranties.
