House Extensions
More space without moving. Rear, side-return, and wrap-around extensions built to last.
What we do
Most homes in Croydon weren't built for the way families live now. You need a kitchen you can actually eat in, a living space that doesn't force everyone into the same cramped room, or a ground floor that flows instead of boxing you in. A well-designed extension solves that without the cost and upheaval of moving — and in a borough where house prices keep climbing, the return on investment is hard to ignore.
We build rear extensions, side-return infills, and full wrap-around extensions across Croydon and the surrounding areas. Whether you're opening up a Victorian terrace in Addiscombe or adding a large rear extension to a semi in Sanderstead, we handle the whole process: architectural drawings, structural calculations, planning applications where needed, Building Regulations, and the Party Wall process with your neighbours.
Every project is different. A single-storey rear extension on a mid-terrace has different structural demands to a double-storey wrap-around on a detached house. We'll walk you through what's realistic for your property, what falls under Permitted Development, and where you'll need full planning permission from Croydon Council. No hard sell — just honest advice based on what we've built across hundreds of homes in South London.
What's included
What to expect
A clear, predictable process from first conversation to final sign-off.
Site visit and feasibility
We visit your property, take measurements, discuss what you want to achieve, and give you a realistic idea of cost and timescale. We’ll flag anything that might complicate things — drains, boundaries, conservation area restrictions — before you spend a penny.
Design and planning
Our architectural designer draws up plans. If the work falls under Permitted Development, we’ll apply for a Lawful Development Certificate from Croydon Council for your peace of mind. If full planning is needed, we submit the application and manage it through to approval.
Structural engineering and Building Control
A structural engineer produces calculations for steelwork, foundations, and any load-bearing alterations. We submit a Building Control application so inspections are booked in at each stage.
Party Wall notices
If you share a boundary with neighbours, we coordinate the Party Wall process. In most cases neighbours consent quickly and no surveyor is needed, but we handle it either way.
Construction
Groundworks, foundations, steelwork, brickwork, roofing, windows and doors, first fix electrics and plumbing, plastering, second fix, decoration, and snagging. We keep you informed weekly and our site manager is on-hand throughout.
Completion and sign-off
Building Control carry out a final inspection and issue a Completion Certificate. We walk through the finished space with you, address any snags, and hand over all certificates and warranties.

Typical costs
£40,000 – £120,000+
A single-storey rear extension in Croydon typically starts around £40,000–£55,000 for a straightforward 3m–4m build. Side-return infills on Victorian terraces usually fall between £35,000–£60,000. Larger wrap-around or double-storey extensions range from £70,000 to £120,000+, depending on size, specification, and structural complexity. These figures include foundations, structure, roofing, electrics, plumbing, plastering, and decoration — but not kitchen units or bespoke joinery, which are quoted separately.
Typical timeline: 10–16 weeks for a single-storey rear extension. 14–22 weeks for wrap-around or double-storey builds. Add 8–12 weeks beforehand for design, planning (if required), and Building Regulations approval.
