Project Overview
This classic 1930s semi on Wickham Road had three bedrooms but the master bedroom was barely big enough for a double bed and a wardrobe. The owners wanted a proper master suite in the loft with an en-suite shower room, freeing up the largest existing bedroom for their two children to share.
We converted the loft with a hip-to-gable extension on the side and a flat-roofed rear dormer. The hip-to-gable conversion squared off the sloping side of the roof, gaining a significant amount of usable floor area that a dormer alone wouldn’t have provided. The rear dormer ran the full width of the house, creating standing headroom across the entire room.
The finished loft provides a 4.2m x 5.8m bedroom with built-in wardrobes along one wall, plus a fully tiled en-suite shower room with a walk-in shower, wall-hung basin, and WC. The staircase rises from the existing landing, taking a small section from the box room which was re-proportioned to work as a home office. Two Velux windows in the front roof slope and the rear dormer window provide good natural light and ventilation.
The Challenge
The existing loft had a water tank and a rats’ nest of old TV aerial cables running through it. The party wall between this property and the attached neighbour required a Party Wall Award because the new gable wall was being built on the boundary. The neighbour was initially reluctant to consent, which risked delaying the project.
The Solution
We relocated the water tank to a purpose-built cupboard within the new loft space and ran the central heating header tank to the same location. The old aerial cables were removed and a single modern aerial point was installed. For the Party Wall issue, we engaged an experienced party wall surveyor early who met with the neighbour, explained the process, and addressed their concerns about noise and structural impact. The Award was agreed within five weeks.
