Project Overview

This compact two-bedroom terrace near Selhurst station had a particularly small kitchen — just 2m x 2.5m, with barely enough room for the cooker, fridge, and a single run of worktop. There was no separate dining room, so the family had been eating on their laps in the living room for years. A rear extension was the only way to create a kitchen they could actually eat in.

We built a 3.5m single-storey rear extension under Permitted Development, adding roughly 12 square metres of new ground-floor space. The new room houses an L-shaped kitchen along two walls with space for a four-seat dining table in the centre. A large skylight over the dining area keeps the middle of the room bright, and a single sliding door opens onto the small rear garden.

The project was completed to a tight budget. The owners chose Howdens kitchen units with laminate worktops and ceramic floor tiles, which kept costs manageable without compromising on quality. We also took the opportunity to upgrade the consumer unit and add additional sockets throughout the ground floor, as the existing electrics were running off an old fuse board with rewirable fuses.

The Challenge

The property had a very small rear garden (approximately 6m deep) and the owners were concerned about losing too much outdoor space. The existing rear wall also had a significant crack running from the window lintel, suggesting possible movement that needed investigation before building against it.

The Solution

We kept the extension to 3.5m rather than the maximum 6m allowable under Permitted Development, preserving a usable 2.5m garden beyond. The crack was assessed by a structural engineer who confirmed it was historic settlement (common on London clay) rather than ongoing movement. The engineer specified additional reinforcement at the junction between old and new walls, and the existing crack was stitched with stainless steel Helibar rods before the extension was built.
