Project Overview
This detached Edwardian property on Auckland Road had been owned by the same family for over fifty years and hadn’t been significantly updated since the 1970s. The new owners saw past the avocado bathroom suite and textured wallpaper and recognised a house with excellent bones: original fireplaces in every room, high ceilings with intact cornicing, and generous proportions throughout.
The renovation was comprehensive. We rewired the entire house, replaced the central heating system with a new condensing boiler and all-new radiators (oversized cast-iron style to suit the period), re-plumbed the bathrooms and kitchen in copper, and replastered throughout in a lime-based plaster appropriate for the solid-wall construction. At the rear, we added a 3.5m extension to enlarge the kitchen, which now opens onto the garden through a set of timber bi-fold doors.
Every original feature was assessed and, where possible, restored. The hallway’s geometric Minton floor tiles were lifted, cleaned, and re-laid on a new screed. Four marble fireplace surrounds were stripped, repaired, and re-installed with new gas fire inserts. The original sash windows throughout were draught-proofed and refurbished with new sash cords, rather than replaced with uPVC. Even the garden wall, which was crumbling in several places, was rebuilt in matching London stock brick.
The Challenge
The solid brick walls had no cavity, making insulation a challenge without losing room proportions or covering period features. The original lead water supply pipe needed replacing, which required coordinating with Thames Water for a new mains connection under the public pavement. Several ceiling roses were damaged and one was missing entirely.
The Solution
We installed internal wall insulation selectively — only on external walls in bedrooms and bathrooms where the visual impact was minimal, leaving reception rooms at full width to preserve the proportions and cornicing. The lead supply pipe was replaced with MDPE and Thames Water carried out the mains connection during our second week on site, avoiding delays. The damaged ceiling roses were restored by a specialist plasterer, and the missing one was recast from a mould taken from the surviving examples.
