L-Shaped Dormer Conversion — Crystal Palace
Project Overview
This substantial Victorian semi-detached near Crystal Palace Park had four bedrooms but no en-suite, and the family bathroom was small and dated. Rather than sacrificing a bedroom to create an en-suite, the owners opted for a loft conversion that would give them a full master suite on the top floor.
We built an L-shaped dormer that extends across the rear and wraps around one side, creating approximately 35 square metres of new floor space. The main section houses a generous bedroom with views towards the Crystal Palace transmitter and, on clear days, the City skyline beyond. A short corridor leads to a dressing area with fitted wardrobes on both sides, and then into a large en-suite bathroom with a freestanding bath, walk-in shower, twin basins, and heated towel rail.
The staircase was designed to rise from the half-landing between the first and second floors, taking advantage of the property’s generous ceiling heights to maintain full headroom on the new stairs. The exterior of the dormers is clad in grey zinc standing seam, which gives a contemporary contrast to the original Victorian brickwork and was approved under the Permitted Development criteria.
The Challenge
The property is in the Crystal Palace conservation area, which restricts front-facing roof alterations and requires materials to be sympathetic to the area’s character. The existing roof structure used cut rafters with purlins, and the chimney stack at the party wall was leaning slightly and needed stabilisation before any work could proceed.
The Solution
We designed the dormers to be visible only from the rear, keeping the front roof slope completely untouched with just two conservation-style Velux windows. The zinc cladding was pre-approved with Croydon’s planning department as a contemporary material appropriate for the conservation area. The chimney stack was repointed, re-flaunched, and braced with stainless steel ties before the loft structure was built around it.
